Choosing an Architect in Spain.
In order to ensure that your new Spanish home is truly the home of your dreams, you must hire an architect who will share your vision.
Architects are highly trained professionals who draft (draw) the building plans for buildings and homes. They work closely with the landowner to create the owner's ideal home while following the strict regulations set forth by many Spanish towns.
It is often best if you can find an architect who is fluent in both Spanish and English. The architect must be able to convey his instructions to the builder while also be able to thoroughly understand your needs.
If you cannot find an architect through a current homeowner, visit local real estate agents, bars, phone directories, and builders for a list of licensed architects. Licensing is important because the town government will want to see paperwork from the architect ensuring that he or she is skilled. Interview the list of potential architects and ask to see their portfolios. Narrow the list down relying on your like or dislike of the homes they have designed. Finally, ask about things like labour rates, if the building costs are going to be fixed, turn around time, and even ask for references from former clients. Some architects will insist on avoiding fixed rate building costs, but it is best to find one who agrees because if you are on a budget and your architect and builder are suddenly thousands of Euros over the estimated budget, you may find your dream home left unfinished.
Once your architect has been selected, he or she will come out to the land you have purchased and give it a thorough viewing. The architect will help you find the best area for your new construction by factoring in issues like the area zoning regulations, land shifting potential, depth to the bedrock, and other necessary, sometimes troubling, factors. Many towns have strict regulations on the style of home, colour of home, and size of home in comparison with the land. An architect will be able to advise you on.
The architect will then work with you to create blueprints of the house you want to have built and the map of where the house will sit upon the land. These pieces of paper are critical to gaining a building permit from the Town Hall (Ayuntamiento). Most towns will ask to see the registration / license of the architect you have chosen, as well as seeing his or her signature on the permit application. This is why it is critical to choose your architect wisely.
Recent changes in building laws throughout much of Spain require the landowner, builder, and architect to share responsibility if something goes wrong with a home. While an architect plays a smaller part in the responsibility, if he or she has not thoroughly investigated the geological aspects of the land (erosion, water sources, etc.) there will be blame on his or her behalf. An architect is also responsible for proper designation for footings, support beams, and load bearing walls. The Ayuntamiento ensures the skill of an architect for these very reasons.
